Tips:

Selling your home can be one of the most stressful and hectic times in your life.  Keep in mind these tips, and the process will go much smoother!

Take a deep breath, walk outside your door and turn around.  Now begin to view your home with a fresh viewpoint.  Try to be objective and look around your home from the eyes of a buyer.

  1. You have less than a minute to make a first impression.  Make sure the outside of your home is landscaped, clean and welcoming to potential buyers.

  2. Make your home appear to be "Move-In Ready".  Only 5% of buyers can visualize a home past the clutter.

  3. Kitchens are the #1 room that influence a buyers' decision.  Clean, de-clutter, repair and update. Make it appear large, warm and welcoming.

  4. Bathrooms are the 2nd most important room when staging.  Clean Clean Clean. A fresh set of towels in a sparkling clean bathroom speaks volumes.

  5. De-personalize.  Take down all family photos, diplomas and achievement plaques.  You want the buyer to see themselves in your home, not you.

  6. Don't send mixed signals.  If your main living areas are de-cluttered, but your closets and storage are packed full, you may cause confusion for the buyer.  Give the impression of an abundance of closet space and storage by eliminating and organizing.

  7. Clean all the windows and remove screens.  Buyers have a tendency to look through a window when in a room.  If possible, place a pot of flowers or greenery on the deck or patio to give the impression of space.

  8. Consider hiring a Home Stager.  Experts with experience and no personal attachments with your home will give you the edge  needed in today's real estate market

  9. Staged homes are shown more often by realtors.  A well-staged home will always be at the top of the list for showings.

  10. Don't underestimate the value of home staging. *According to the National Association of Realtors:

    • Homes listed without staging took 163.7 days to sell.
    • Homes listed and then staged took 13.7 days to sell.
    • Homes that were staged first, then listed, took 8.9 days.
